With regard to building work, our construction price per square metre is 850,00 Euros. All building work is carried out in accordance with the pertinent building regulations and every house is built with architect's basic project, geotechnical survey, architect's full project, quality control and 10 year insurance.

The structure of each house is of reinforced concrete, the foundations and ironwork thereof being defined by the results of the geotechnical survey and the architect. The structure is in-filled with 25cm insulated cavity walls, internal distribution is via 7cm brick internal walls. There is a choice of concrete red roof tiles or the more traditional "morisca" style; external walls are cement mortar rendered, internal walls smooth plastered and both painted in white; floor tiles and kitchen and bathroom tiles are customer choice (up to 12,00 Euros per square); full electrical installation with up to 80 light switches and plugs is included as well as full plumbing installation for kitchen and bathroom(s) with bathroom furniture included; there is also a steel security door for the main entrance; wrought iron decorative window grids; the choice of wooden or white aluminium window frames with roller shutters; the construction of a customer choice chimney in the lounge; pine internal doors; pine fitted wardrobe doors; the choice between an electric or gas water heater and the installation of a biological septic tank.

An example of work which would be considered "extra", that is to say, over and above the construction price of 850,00 Euros per square metre would be: a swimming pool, fully-fitted kitchen, pillars and entrance gates, additional covered or open terrace, excavation for garden terracing.
